Terms of use
These terms apply the moment you message Atrium on WhatsApp. They are short because the arrangement is simple: you tell Atrium what you want, it does the legwork, and it never commits you to anything without your say-so.
What Atrium is
Atrium is an assistant, operated by Notte Labs, that searches rental listings in and around Zürich, sends you the ones that fit, books viewings, prepares applications and chases property managers on your behalf. It works inside WhatsApp and is driven by AI.
Atrium is a search and coordination service. It is not a real estate agency, a landlord, a broker or a legal adviser, and it is not a party to any lease you sign.
Beta
Atrium is in a limited beta. Access is granted from a waitlist at our discretion, may be paused or withdrawn at any time, and features can change without notice. During the beta the service is free. If we introduce pricing, we will tell you in the chat before anything is charged, and nothing you have already done will incur a fee.
What you agree to
- You are at least 18 and looking for a home for yourself or your household.
- The information and documents you give Atrium are accurate and yours to share.
- You will use Atrium only for a genuine flat search, not to scrape listings, harass managers or misrepresent yourself.
- You will not try to break, overload or reverse engineer the service.
Acting on your behalf
Atrium asks before it acts. It will not send an application, message a property manager, book a viewing or share your documents until you confirm in the chat. Once you confirm, you authorise Atrium to do that specific thing in your name. You remain responsible for what is submitted, so read what Atrium shows you before you say yes.
Atrium never signs a lease, pays a deposit or transfers money for you. Those steps are always yours to complete directly with the landlord.
No guarantee of a flat
The Zürich market is tight and decisions rest with landlords. Atrium improves your odds by being fast and thorough, but it cannot promise a match, a viewing or an accepted application. Listings, prices and availability come from third-party portals and managers and may be out of date or wrong; check the details before you commit.
Your data
How we handle your messages, brief and documents is described in the privacy policy, which forms part of these terms. You can delete everything at any time by messaging delete my data.
Atrium runs on the WhatsApp Business Platform. Your use of WhatsApp is governed by WhatsApp's own terms. Message delivery depends on WhatsApp and on your device; we cannot guarantee that every message arrives or arrives on time.
Liability
We provide Atrium with reasonable care and skill, as it is, during a beta. To the extent permitted by law, we are not liable for indirect or consequential losses, for decisions landlords make, for the accuracy of third-party listings, or for anything you submitted after confirming it in the chat. Nothing in these terms limits liability for intent or gross negligence, or any liability that cannot be limited by law.
Ending things
You can stop at any time by messaging stop or by deleting your data. We may suspend or end your access if these terms are broken or if the beta ends. Sections about liability, data and governing law survive.
Governing law
These terms are governed by Swiss law. Disputes go to the courts of Zürich, Switzerland, unless mandatory law gives you a different forum.
Changes and contact
If these terms change in a way that matters, Atrium will tell you in the chat before the change applies. Questions go to hello@heyatrium.app.
